Gold · Real estate · Comparison

Gold vs real estate: people buy both to protect money over the long term, but they behave very differently. We compare them in numbers: price, rent, how fast you can sell, and the risks.

It’s one of the questions we hear most often at the counter: “Should I buy an apartment or gold?” That makes sense. In Georgia, spare money has traditionally gone into flats. You can see them, they pay rent, and people like to say they “won’t go anywhere”. Over the past few years, though, gold has become a serious alternative for many of our customers, including buyers from abroad who also look at Tbilisi property.

We sell gold, but we’ll say plainly where an apartment comes out ahead. Here are the numbers; the decision is yours.

01What 400,000 GEL buys you

Take one budget: 400,000 GEL, about $152,000 at today’s rate ($1 ≈ 2.63 GEL). Here’s what it looks like in each form.

02An apartment pays rent. Gold doesn’t

This is the big advantage of property, and we won’t play it down. According to Galt & Taggart, average rent in Tbilisi in May 2026 was $9.9 per square metre, and the gross rental yield was 8.4%. A gold bar sits in a safe and pays you nothing. The only way it earns is if the price goes up.

That 8.4% is before costs, though. Take off the months the flat stands empty, repairs, furniture, the time spent finding tenants and tax on rental income. A rented apartment is really a small business, and it needs looking after.

03You can see the gold price every day, for better and worse

The gold price is public and moves by the second. On Gold.ge, one gram cost 342.94 GEL on 27 October and 327.46 GEL on 1 November: 4.5% down in a week. Internationally, an ounce now costs $3,875, roughly 30% below January’s record, when it went above $5,500.

Apartment prices don’t jump around like that. In Galt & Taggart’s reports, the average new-build price rose 0.4% in March 2026 and 0.3% in May. Part of the reason is simply that nobody publishes a flat’s price every minute. You find out what it’s really worth when a buyer shows up.

If price swings would keep you up at night, take that into account. Gold can fall noticeably in a short time, which is why people usually buy it for years rather than months.

04When you need the money quickly

Here gold clearly wins. A 100 g bar is a unit of its own: if you need 30,000 GEL, you sell one bar and the rest stays put. You can’t sell half a flat. Selling property means finding a buyer, negotiating and registering the deal, which often takes weeks or months.

Gold.ge buys back the bars and coins you bought from us. The price is based on the live market (spot) price minus a margin, so the buying and selling prices are not the same. We don’t buy jewellery or gold bought elsewhere. For today’s buyback price, contact the store.

05What it costs to get in

A bar’s price includes a premium: the gap between what the bar costs and the market value of the gold inside it. On large bars it’s small. Today it’s 3.8% on a 100 g bar and 20.5% on a 1 g bar, so for a large sum small bars don’t make sense.

Property has its own “premium”, just in a different form: finishing a shell-and-core flat, furniture, appliances, paperwork and sometimes an agent’s fee. Buy off-plan and there’s one more risk: whether the developer finishes on time.

06Often the right answer is “both”

Many investors don’t pick just one. The apartment brings steady rent, while gold holds the part of the money that needs to be quick to reach and independent of the property market.

The size of the budget matters too. 100,000 GEL is about $38,000, which buys around 27 m² in an average Tbilisi new build, usually not enough for a flat. In gold, the same money is about 294 grams, almost three 100 g bars.

These are facts and figures, not investment advice. Before splitting a large sum, it’s worth talking to a financial adviser too.

This topic also came up a lot in the comments under Sasha Katsman’s podcast. The guest on that episode is Gold.ge’s founder, Nugzar Chachiashvili.

07What customers ask us most

Is gold or property the better investment right now?

There is no single answer. An apartment pays rent (about 8.4% a year before costs in Tbilisi, Galt & Taggart, May 2026), while gold sells quickly and can be sold in parts. Many people hold both.

Gold has dropped a lot. Is it a good time to buy?

We do not forecast prices. The fact is that an ounce is roughly 30% cheaper than at January’s record. Gold is usually bought for years; in the short term the price can go down as well as up.

I have 100,000 GEL. Apartment or gold?

100,000 GEL (about $38,000) buys around 27 m² in an average Tbilisi new build. In 100 g gold bars it is about 294 grams. Talk to a financial adviser before deciding.

Will you buy my gold back?

Yes, if the bar or coin was bought from Gold.ge. The price is the market price minus a margin. We do not buy jewellery or gold bought elsewhere. Contact the store for today’s price.

Do you deliver, or do I collect it?

There is no delivery: you collect your gold in store, at Galleria Tbilisi (2/4 Shota Rustaveli Ave) or Radisson Blu Iveria. When you pay online, the price is locked at the moment of payment.
